Campus Commons is a mature garden office district adjacent to the Sacramento State that was fully built-out over 20 years ago. When a tragic fire leveled medical offices in 2002, it created an opportunity for a pair of unique infill projects.

We developed a design parti in response to the unique site characteristics of the existing established site. 301 is flanked by large and beautiful evergreen trees providing cool filtered light, and so our response capitalizes on those assets. We used pervious concrete for parking, to recharge groundwater, control runoff and to protect the roots of the mature urban forest surrounding the building.

We utilized a palette of finish materials that is respectful of surrounding professional buildings, but the project is a clear departure from the past, providing new generation efficient and sustainable buildings, LEED certified and resource efficient. Site improvements were carefully nestled into the mature landscape, while massing forms respond to the tree canopy and are consistent with the scale of the district. Interiors are filled with daylight and offer exceptional views. The bold, planar forms of the building are characterized by crisp, clean lines. This new-generation office building makes a clear statement that the times have changed, while remaining very comfortable with the established neighbors.

301 University is certified LEED Silver by the USGBC. It is part of the larger University Office Park, which includes 300 University Avenue, 333 University Avenue and the Parkcenter Drive office building.
